A new downtown core for Northwest Arkansas that is walkable, welcoming, and woven into the Ozarks landscape.

Pier 6 reimagines a 200-acre site in Rogers, Arkansas, USA as a vibrant new downtown district—one that captures the spirit of Northwest Arkansas while shaping a forward-looking model for walkable, inclusive growth. Envisioned as a pedestrian-first, mixed-use destination, Pier 6 blends cultural, residential, and commercial life into a dynamic civic framework that centers community, ecology, and connectivity.

Situated at the heart of one of the fastest-growing regions in the United States, the project bridges Rogers’ rapidly evolving urban fabric with its deep connection to the Ozark landscape. The master plan introduces a new civic identity for the city, anchored by a central parkway and supported by a diverse program of housing, hospitality, workplaces, and generous public space.

Designing for walkability, vitality, and belonging

At the heart of the plan is a north-south parkway spine that links neighborhoods, public destinations, and natural systems. Along this 30-acre public realm corridor, residents and visitors encounter an array of active and contemplative spaces—from food truck plazas and community gardens to playgrounds, performance lawns, and bioswale trails.

The plan defines two primary districts: a mixed-use downtown core of 53 acres and a new community spanning 150 acres. Together, the downtown core and residential neighborhoods deliver over 2,100 new homes across a broad mix of housing types including multifamily residences, senior living, townhouses, and single-family homes. The diversity of residential typologies is designed to support a wide range of household sizes, life stages, and income levels, fostering a more inclusive community. The downtown program adds 588,000 square feet of commercial development, featuring a landmark hotel, office space, a retail village, and a new civic museum. Each block is designed to elevate the pedestrian experience with shaded paseos, shared streets, courtyards, and generous setbacks that invite social interaction, exploration, and a sense of comfort including seasonal and thermal comfort in both public and semi-private spaces.

A place for gathering, performance, and everyday life

At the civic heart of Pier 6 is a signature destination: an expansive downtown district framed by a bold new cultural landmark. This space serves as the communal living room of the larger region—a place for concerts, public art, markets, and festivals —surrounded by cafés, shops, and local businesses. The retail village is designed for all seasons, featuring generous overhangs and arcades that create semi-covered, climate-responsive environments, ensuring the public realm remains active and welcoming in all weather.

Public realm programming extends southward through a rich neighborhood fabric that offers a variety of open spaces and amenities, from playgrounds and courts to prairie gardens and the neighborhood clubhouse. A thoughtful mobility network integrates bike paths, transit-ready corridors, and trail connections to Mt. Hebron Park and the regional Razorback Greenway.

A model for resilient, place-based urbanism

Pier 6 embodies Northwest Arkansas’s ethos of innovation, wellness, and ecological stewardship. Rain gardens, green roofs, permeable paving, and detention ponds are seamlessly woven into the landscape, turning infrastructure into an amenity while managing stormwater in a karst region. Every aspect of the plan, from zoning to architectural typologies to stormwater design, supports a resilient, future-ready community rooted in the natural character of the Ozarks and shaped by the City of Rogers’ forward-looking approach to urban planning. This approach is grounded in stewardship, community, and long-term impact.
