The 1 Hotel and Residences is located on the northern border of South Beach and “Mid-Beach”, Florida and sits on 600 feet of pristine beachfront. The property was originally built in the 1970’s and its interior and exterior spaces are being redesigned in an effort to reach LEED certification. The 1 Hotel & Residences South Beach will feature 417 hotel rooms, four swimming pools including the largest pool in South Beach and famous rooftop pool, lush landscaping, a spa, fitness center, private beach amenities and a variety of entertainment and dining destinations, including a new signature farm-to-table restaurant.

As the first branded residential property tied to the new 1 Hotel brand, the project will also include 163 private residences ranging from one-to-four-bedrooms, as well as distinctive duplex homes. Residence owners will have access to a private lobby and arrival courtyard and concierge, as well as access to a full-range of 1 Hotel services. EDSA is handling the full-service planning and landscape architecture through construction administration which includes designing the hotel and condo arrival sequence and streetscape, the outdoor pool areas, beach club, beach walk extension and rooftop pool.

EDSA designed these spaces to ensure that the transition between the interior and exterior spaces was seamless. There had been established such a unique and delicately handcrafted look for the interiors that it just made sense to allow them to carry it out into the landscape as well. The planting design has a rich combination of plants to achieve a prairie/meadow with a unique tropical twist. Some of the challenges/constraints that were encountered with the planting design was finding adequate plant species that could tolerate salty winds and shade while meeting the criteria for a tropical beach prairie look. The decking used in the pool areas is Ipe and they are using reclaimed Ipe from the boardwalk that was removed to clad planters, giving them that unique weathered look while also repurposing this valuable natural resource.
